Trace and Access

Trace and Access is a an additional rider included in most buildings insurance policies. If included, it is designed to cover the cost of locating and identifying a leak, in order that the leak may be repaired.

​This cover is not guaranteed to be included in every home insurance policy, although many policies do have it included. If you’re not sure as to whether you have Trace and Access in your policy, check your policy documents or speak with your insurer.

Step 1

You suspect a water leak.
You may notice symptoms of a water leak at home. For example damp patches on the walls, floors, or ceilings, a drop in water pressure, or problems with the central heating system.

Step 2

You report this to your insurer
It is important that you report your problem to your insurance company as soon as possible. Not doing so could negatively impact any claim you may have. Your insurers will provide a claim reference number for future use.

Step 3

Appoint a specialist Trace and Access company
If you have appropriate cover, your insurer will be likely to recommend that you engage with a specialist, such as ourselves at TraceFlow, to detect and expose the leak.

Step 4

The leak is traced and we provide you with a comprehensive report that you can present to your insurers if you are making a claim.
After the source of the water leak has been detected, we will then offer you the opportunity of having the leak repaired. Repairing the leak as soon as possible reduces the potential for further damage by the escaped water. Most repairs are carried out on the same day, however in some circumstances a further visit to your home or premises may be required.

Step 5

You pay for the cost of Trace and Access
This cost is later reimbursed by your insurance company.

Step 6

Repair the leak and the damage to your home.
The leak and any associated damage must now be repaired.

Step 7

In addition to Trace and Access and repairs, we can provide drying services
(if required).

Thermal Imaging

Thermal imaging is a non-invasive leak detection method, meaning it does not cause additional damage to your home.

The camera detects temperature differences between surfaces and relays them to a screen. It is very effective in detecting underground leaks on hot water and central heating pipes

Endoscopic Camera

Endoscopic cameras are a great semi-non-invasive method of detecting a water leak and are ideal for use in confined spaces, such as wall cavities and suspended floor areas where full access for a technician to view with the naked eye is limited.

A small hole is made to give access to an ultra thin camera attached to a recording device. The images and video of the leak are then transmitted to the recording device for later usage in our report.

Trace and Access is the process of identifying and locating a water leak anywhere in your property, with a view to being able to more effectively repair the leak.

Trace and Access does not include the cost of repair, however, the “hard work” is in identifying the leak and once that is completed the repair is usually very straightforward.

Yes, once the leak is located and identified, we will offer you the option of having it repaired, which can usually be done on the same day.

Unfortunately, in the process of sourcing the leak, some damage may occur. However, we aim to keep that to a minimum by the use of technology where possible.

Yes, we can assist you with the drying of your home, which will help to prevent further damage.
